  • Parses real deed language — symbol style, verbose prose ("North 45 degrees 30 minutes…"), and the classic "passing an axle at 100 feet, in all 245.67 feet" idiom.
  • Curves handled properly — radius, arc length, chord bearing and distance, drawn as true arcs.
  • Old units included — chains, rods, poles, perches, varas, meters. 1870s deeds welcome.
  • Closure & precision report — closure error in feet and a precision ratio (1:5,000+ flagged good), so defective descriptions reveal themselves instantly.
  • Acreage two ways — square feet and acres, computed independently of what the deed claims.

Questions a careful buyer should ask

Is my deed really not uploaded anywhere?

Really. The parsing and drawing happen in your browser's own memory. You can load the app, disconnect from the internet entirely, and plot all day. There is no server that could receive your documents — that's the architecture, not a policy promise.

Is this a survey?

No. PlatDraft draws what the description says, computes closure, and helps you examine it. It's an examination and illustration tool for title work — it doesn't certify boundaries, and every exhibit says so.

What deed formats does it read?

Quadrant bearings in symbols (N 45°30'15" E) or words, distances in feet, chains, rods, poles, perches, varas, and meters, and curve calls with radius/arc/chord. Anything it can't read is flagged and takes seconds to enter manually — never silently skipped.

What happens if PlatDraft the company disappears?

You lose nothing. The app runs locally, your license is stored locally, and your parcels are plain files on your disk. Software you bought stays bought — we think that's how it should work.
